A clear space starts with a clear collection brief

Waste Removal London

An old wardrobe, bags of refurbishment waste and an office clearance are three different collection jobs. What the waste contains, how much there is and how it can be carried out all affect the arrangements. A photograph and an accurate item list are a better starting point than a guess at a van load.

  • List the items and show the full collection area
  • Identify heavy, sharp, electrical or unusual waste separately
  • Confirm carrier details, access and the total collection price

ABC Cleaning London lists waste removal for residential and commercial properties in London and the M25 area. The published starting point is a £58 minimum. Acceptance, collection details and the final price must be confirmed for the actual items before booking.

Show what needs to go

Make a collection inventory that someone else can understand.

List large objects individually: a two-seat sofa is clearer than furniture, and six filled sacks is more informative than some rubbish. Include approximate dimensions for bulky pieces. Show the entire collection pile in photographs, followed by closer images of unusual items. Waste hidden behind a cabinet or in another room can change the job.

Explain if items are inside, outside, in a loft or down basement steps. Identify anything that cannot fit through the available door without dismantling. Do not break items apart just to make them look smaller in a photograph. A complete description helps establish safe handling, what can be accepted and a realistic allowance for loading.

Clearances at home

Separate unwanted belongings from things being kept.

Household collections may involve old furniture, bagged rubbish and items left after a move. Keep the collection area distinct from possessions that are staying. Labels are useful in an occupied home, particularly when similar boxes contain either waste or personal belongings. Have someone authorised to identify the collection items available at the agreed time.

Appliances and electrical equipment require their own acceptance discussion. Tell us about fridges, screens, batteries or devices rather than adding them to a general furniture list. Remove personal information from storage devices through an appropriate process before disposal; ordinary waste collection should not be assumed to include secure data destruction.

After refurbishment

Building waste needs a description of the material, not just the bags.

A bag of plasterboard, a sack of rubble and lightweight packaging have different handling and disposal implications. Describe the contents and approximate quantities separately. Very heavy sacks, loose sharp pieces and mixed unknown materials need attention before collection. The contractor must know what is being moved, rather than discover it while loading.

Ask your builder who is responsible for removing their waste and whether it is already included in the building contract. Avoid paying twice for an assumed task. Arrange the collection before the final builders clean so the cleaner can reach the surfaces instead of working around piles of offcuts.

The outdoor clearance and handover guide helps organise retained paving, collection routes and the cleaning stage that follows.

  • Keep material information from the builder where available.
  • Identify sharp objects without handling them unnecessarily.
  • Report suspected asbestos or other hazardous material before any collection is discussed.

Acceptance comes first

Some materials require a specialist route.

Do not place chemicals, liquid paint, gas cylinders, clinical waste or suspected asbestos into a general collection without specific authorisation. Their presence must be disclosed in advance. Hazardous-waste transport, asbestos removal and contaminated-site clearance require specific specialist authorisation and capability. A different authorised specialist may be required.

Unknown contents are a reason to pause the loading plan and establish what they are. Collection staff should not be asked to open unlabelled containers to guess. If the material came from construction work, the builder may be able to provide product details or arrange the correct disposal route. Safety and lawful acceptance matter more than clearing everything in a single trip.

Know who takes the waste

Check the carrier rather than relying on a logo.

Before arranging a private collection, ask for the carrier’s legal business identity and registration details, then check them against the Environment Agency’s public register. A trading name or logo alone is not evidence of current authorisation.

Keep a record of the collection, the items and the agreed price. Business waste can involve additional record requirements; discuss the documentation appropriate to the collection. Ask where the waste will be taken and which evidence can be supplied. If a particular recycling outcome matters to your project, ask what disposal records or evidence can be provided.

Workplaces and commercial premises

An office clearance needs an authorised decision-maker.

Office waste may include desks, chairs, shelving, equipment and packaging. Prepare an inventory with someone who has authority to dispose of those assets. Check leased equipment and confidential documents before adding them to the list. Label items clearly so useful stock, personal possessions and records are not taken by mistake.

Agree loading times, lift use, protection of common parts and the building manager’s requirements. Cleaning and clearance are different tasks: office cleaning can address the area after removal, but a routine cleaner is not automatically responsible for taking away unwanted furniture or confidential material.

The route changes the job

Show the stairs, doors and loading position.

A pile beside a ground-floor entrance is different from the same volume carried down several narrow flights. Tell us the floor, whether there is a working goods lift and how far the vehicle may stand from the entrance. Photographs of tight corners help assess whether bulky objects can pass through without damage.

Parking and loading permissions should be checked with the relevant building manager or authority. Do not reserve a space informally by blocking a footpath or emergency route. Mention restricted access streets, delivery windows and concierge procedures when requesting the estimate, rather than leaving those details until arrival.

From £58 minimum

The minimum is a starting point, not a complete-clearance price.

The published £58 minimum does not mean that any collection, material or volume costs £58. Quantity, weight, waste type, handling, dismantling requirements and access can affect the final figure. Any special disposal charges or waiting arrangements should be stated before the booking is confirmed.

Photographs should reflect the final collection load. Adding another room of items or changing the material can alter the quote. Read our price explanation and request confirmation of the total, accepted items, loading allowance and exclusions. Collection and detailed cleaning should be priced as separate tasks unless an explicit combined scope is agreed.

On collection day

Make the collection boundary obvious.

Keep the agreed route clear, separate items to retain and ensure the authorised contact can be reached. Do not overfill containers or create unstable piles to save floor space. Tell the collector about any change in the waste or access before loading starts. Unlisted materials should be checked rather than quietly added to the load.

The collection does not automatically include sweeping, washing, dismantling fixed installations or repairing marks revealed after furniture is removed. Discuss the condition you expect afterwards. If the remaining task is moving usable belongings to another address, our removals service is the relevant conversation; waste collection is not a transport-and-storage service.

A workable local appointment

Plan by postcode and collection conditions.

London and M25 enquiries can be discussed with the full collection address and practical details. Do not rely on a broad coverage statement to confirm a particular vehicle, time slot or specialist waste acceptance. Availability depends on the agreed collection and route.

Call 020 3404 5120 with your inventory and photographs. Ask for confirmation of the carrier details, accepted materials and price before the visit. A well-described collection leaves less room for uncertainty at the door and helps put the next stage of the property project in order.

Questions about the visit

Is £58 the price for clearing a room?

It is a published minimum starting price, not a room-clearance tariff. The items, quantity, handling and access determine the quote. Provide an inventory and photographs before assuming the minimum applies.

Can I add building sacks to a furniture collection?

Only after their contents and acceptance have been confirmed. Construction materials can change handling and disposal requirements. Tell the collector before the appointment rather than adding unlisted sacks on the day.

Do you remove hazardous waste?

Explain the material in advance and confirm the collection requirements with an appropriately authorised specialist. Suspected asbestos must not be treated as ordinary rubble.

Will you take items from an upper floor?

Discuss stairs, lifts, dimensions and carrying distance before booking. Access affects feasibility and cost, so include photographs of narrow or awkward routes.

What records should I ask for?

Ask for the carrier’s identity and authorisation details, confirmation of the collection and the documentation appropriate to your waste. Check current government guidance for household or business responsibilities.
