Cleaning & Property Service Prices
A published starting price is useful for planning, but it does not describe every property or collection. The amount of work, access and additional tasks determine the quotation. Compare what is included as carefully as the headline number.
- After builders cleaning: from £29 per hour
- Waste removal: from a £58 minimum
- Other services and specialist extras: individually quoted
The published starting prices are £29 per hour for after builders cleaning and a £58 minimum for waste removal. Other services require their own quote. Do not apply a cleaning rate to transport, glazing or exterior work.
Published starting points
Two figures, with two different meanings.
An hourly cleaning rate and a collection minimum are not equivalent measures. The first relates to time; the second is a minimum starting point for an accepted collection. Neither establishes a universal total. Confirm the actual quote and booking conditions before treating a starting figure as a budget.
| Service | Published starting point | Confirm before booking |
|---|---|---|
| After builders cleaning | From £29 per hour | Scope, hours, minimum booking and charges |
| Waste removal | From £58 minimum | Accepted items, quantity, handling and total |
| Window cleaning | Individual quote | Panes, sides, frames and access |
| Pressure washing | Individual quote | Area, material, condition and drainage |
| Office cleaning | Individual quote | Tasks, frequency, occupancy and access |
| Removals | Individual quote | Inventory, route, handling and packing |
After builders cleaning
Ask how the hours are calculated.
The £29 hourly starting rate needs to be read alongside the proposed time allowance. Confirm how the hours are counted, the minimum booking and whether any charges apply to equipment, travel, parking or additional tasks. Ask for the applicable booking conditions to be confirmed with your quotation.
Property size is only one factor. Heavy dust, detailed joinery, cupboard interiors, stubborn deposits and furniture remaining in place can all change the work. The after builders specification helps prepare a clearer brief. Recent photographs should show the final condition as closely as possible.
Collection minimum
Waste collection starts from a £58 minimum.
The waste minimum is a starting figure, subject to the actual material and collection. Quantity, weight, stairs, loading distance and special handling can affect the total. A photograph of a single visible pile is incomplete if further items remain elsewhere.
List the waste and ask which items are accepted. Hazardous materials and unusual items require separate consideration. The waste removal page explains the inventory, carrier-check and access questions to resolve before the collection is arranged.
Separate tasks deserve separate lines
Keep an extra from becoming an assumption.
External windows, specialist residue, carpet treatment, upholstery, difficult access and restoration are not automatically covered by a general cleaning figure. Ask for each additional task to be described clearly. Removal of a surface deposit and repair of a damaged finish are different requirements.
For window cleaning, supply the panes, sides and access. For pressure washing, identify the surface and area. Packing, dismantling and waiting during removals must be agreed specifically; they cannot be inferred from a cleaning price.
A like-for-like comparison
A lower number may describe less work.
Compare the tasks, access arrangements, time allowance and exclusions in two quotes. Check whether one includes empty cupboards or frame detailing while another covers only accessible exposed surfaces. An estimate is easier to assess when the intended result and practical limits are explicit.
Check that each quote covers the same rooms, tasks and access conditions. Ask whether the total is fixed for that scope or an estimate that may change, and how any additional work will be authorised.
A service awaiting confirmation
Mould treatment is not currently offered.
Mould-treatment capability, accepted work and pricing are not yet confirmed. Contact the business to clarify the service before requesting an appointment. The general cleaning starting rate must not be used as a mould-treatment price.
The mould and moisture guide explains the distinction between surface cleaning, finding the cause and any treatment scope that still needs confirmation.
Put the agreement in practical terms
Check the total and the conditions before the date.
Confirm whether the quote is an estimate or a fixed price for a defined scope. Confirm minimum charges, the applicable tax treatment, payment requirements, changes and cancellation conditions directly. Read the relevant terms supplied with the booking.
Call 020 3404 5120 with the postcode, photographs and expected completion date. If the condition changes or another task is added, have the quote reviewed before the visit. A clear written scope makes the amount easier to understand and the appointment easier to plan.
Questions about the visit
Is the £29 rate the total for a property?
No. It is the published hourly starting point for after builders cleaning. The agreed scope, hours and booking conditions determine the quotation.
Is VAT included in these figures?
Ask whether the quoted total includes applicable taxes and request confirmation before accepting the price.
Can I get a price from photographs?
Photographs help establish condition and access, but further details or an assessment may be needed. Ask what the estimate assumes and how changes will be handled.
